Project Narrative for 8325 W. Washington, Peoria

The property located at 8325 W. Washington, Peoria, also known as the Edwards Hotel, will undergo a renovation to bring the structure compliant to current building codes. The plan is to revitalize the structure, while maintaining the building’s historic features.

We believe the outlined proposed usage will collaborate with the City of Peoria’s goal to revitalize the downtown Peoria area. Our goal is to create a landmark that will attract locals and out of town guests seeking a unique destination experience. Not just another hotel or Bar…but an actual experience…

The first two floors of the building will be used as Air B&B short and long term hotel usage.This will part of our”Ultimate Vacation Rental Platform” which is a series of houses and hotels with themed units. “The Edwards” will be a Haunted Hotel attracting people that love Halloween and Horror films. The upper third floor will be used as general event space that can be rented for weddings, parties, and business events, to name a few examples. The building will also include features such as a reception area for guests, two laundry facilities, an elevator, and two staircases.

The exterior grounds will have a pool behind the existing building. The two vacant adjacent lots to the east (142-41-029 & 028) have been purchased and will be combined the subject parcel to be landscaped into a lush garden area that can be used for additional outdoor options for the private events. We will build a block wall around the entire property for privacy and exclusivity.

Current city code does not require us to provide on site parking. We will be utilizing the local public and street parking. In the case of a large event or party, we will supply valet parking options for the guests. By bringing more overnight guests to the area, that will increase foot traffic and tourism dollars.
